Stayed at this boutique hotel over Xmas holiday. The beach was beautiful and the outdoor furniture was nice and relaxing. The staff was friendly and the rooms were clean. The food was okay, but there wasn't a lot of variety. The location was great, close to shopping and other restaurants.

The room was very small and the bathroom was tiny. The shower had temperature control issues.

The room was neat. Complimentary local coffee! The beach & beach bar right at your front door! Live DJ and young local hot spot on Sunday! The staff was also very helpful in recommending good places to get food and cocktails!

It was perfect for the purpose of our trip.

The Beach House Hotel has direct access to the beach in the Isla Verde area of San Juan ; and is also accessible directly from the main street in this part of San Juan. The hotel is in fact a farly large 1940s or 1950s family house that has been converted to a small hotel ; and further expanded with a modern hotel block. There is parking in the front, the entry to the reception is in the newer part ; and the 18 rooms are mostly in the newer block. The groundfloor of the main building houses a club room, kitchen, restaurant and a lounge which further opens up to the beach ... lounge chairs and tables seemed to get feet during the day and approach closer and closer to the water as the day progressed.

Best rooms are in fact in the main (old) building, 3 of them with sea view. The new block lacks personality, and has in fact no view at all, not even to backyard. Rooms are "basic", but have AC, shower, coffee cooker and TV with umpteen channels. As this is vacation paradise, the roomrates are high ... one would not expect to pay USD 100-150 a night for a hotel with this standard - but in San Juan a 4 star hotel will easily cost USD 250-300. So in comparison, with direct beach access to the turquise waters ... this is a good deal. Bar is good, and restaurant food excellent (and residents get 20 % discount on food). There is also 24 hrs security, and police patrols the beach day and especially night. I enjoyed my time in this hotel !

The Beach House Hotel offers excellent value for money. The prices are reasonable, especially considering the prime location right on a beautiful beach. The hotel staff shows great attention to detail, providing basic amenities and ensuring that the rooms are clean and well-maintained. Additionally, the breakfast served at the hotel is delicious and satisfying.

Excellent location. Great restaurant. Relaxed atmosphere but if you need anything the staff will help you. Be prepared for pretty loud music from the bar on weekends. The sea is beautiful and tranquil here and you have access to shops etc. on the main street. But really the sea was all I needed.

Perfect location on the beach with the most wonderful beach furniture--perfect for relaxation. Very laid-back. Ease of transportation to Old town of San Juan.

This hotel is a hidden gem with a beachfront location that is absolutely stunning. The pristine beach right outside the hotel is the perfect spot to relax and soak up the sun. The staff at this hotel go above and beyond to ensure that guests have a memorable stay - we were impressed by their attentiveness and friendly service. The rooms may be small, but they are well-appointed and clean, providing everything that we needed for a comfortable stay. The breakfast offered at the hotel was delicious and provided a great start to our day.

All in all, our experience at this hotel was great and we have no complaints.

The beach

Noise, the mattress needs to be replaced, Plastic in the windows. No furniture or hairdryer, no stopper for sink and no housekeeping service, no phone.

The staff was very friendly and helpful. The food was also pretty good at the hotel and location was great.

A bit too pricy. The rooms are very small, no telephone in room, few towels provided.

The location of the hotel is a major highlight. Situated on the Isla Verde avenue, it is conveniently located next to the beach and surrounded by various amenities. This means easy access to the beach and the option to explore nearby establishments, such as the plaza where the Burger King is located.

One aspect that could be improved is the breakfast. While the hotel offers a continental breakfast, it consists of basic options like toast and cereal.
